Who you are dealing with

KyanoVia is a KyanoLab project, operated by Raymond Clynick, an individual based in Pissouri, Limassol, Cyprus. KyanoLab is a trading name, not a registered company: there is no company registration or VAT number. Contact: info@kyanolab.tech.

Information, not advice

Everything on this site is general information about moving to and living in Cyprus. It is not legal, tax, immigration, financial, medical or investment advice, and no professional relationship is created by reading it. We are not a law firm, an accountancy practice, a licensed estate agent, a regulated valuer or a financial adviser, and we do not hold ourselves out as any of them.

Your circumstances change the answer. A residency route that fits one household disqualifies another; a tax position that is efficient for one income is wrong for the next. Take the decision to a professional licensed in Cyprus before you act on anything you read here. That is what the directory and the introductions exist for.

Accuracy, and what we do about being wrong

We work hard on this. Figures carry the date they were read and a link to the source they came from, and where we cannot cite something from a primary source we would rather print nothing than print a number you cannot check. Our methodology sets out the rules we hold ourselves to.

None of that makes the site guaranteed. Official rules change, sometimes without notice and sometimes retrospectively; sources contradict each other; market data is a snapshot of asking prices and not a valuation. We provide the site as is and do not warrant that it is complete, current or error-free.

If you find something wrong, tell us at info@kyanolab.tech with the page and the source you believe is correct. We would rather be corrected than quoted.

Property and market figures

Prices and price-per-square-metre figures are derived from publicly advertised listings. They are asking prices, not achieved prices, and they are not a valuation of any specific property. For a valuation, instruct an ETEK-registered surveyor. Where a sample is too small to support a figure we withhold it rather than publish a number that looks precise.

Introductions to professionals

• · When you request an introduction we pass your details to the professional you asked for, and to no one else. See the privacy notice.
• · We are paid a commission by professional firms — lawyers, accountants, movers and the like — when an introduction turns into work. That is how the site is funded and we say so plainly in how we make money.
• · Any engagement you enter into is between you and that professional. We are not a party to it. We do not supervise their work, hold client money, or guarantee their advice, availability, pricing or outcome.
• · Check their credentials yourself. Lawyers are registered with the Cyprus Bar Association and accountants with ICPAC, and both maintain public means of checking. Do it. A listing here is not a licence and is not a recommendation that they are right for your matter.

Property listings are free and earn us nothing

We are nota registered estate agent and we do not act as one. We do not take a commission, a finder’s fee or any share of a property sale or letting. Listing a property here is free to the owner, and an enquiry goes straight to them. If you want an agent, instruct a registered one.

Listings by professionals and sellers

If you apply to be listed, you confirm that you hold the registrations and insurance your category requires, that what you submit is true, and that you have the right to submit any content or images you upload. You grant us a licence to display that material on the site. We may decline, edit or remove a listing at our discretion — in particular where a claim cannot be substantiated — and we may end a listing if the information stops being accurate.

Third-party links

We link to government portals, registries and other sites because they are the source. We do not control them, we are not responsible for their content, and a link is not an endorsement.

Using the site

• · Do not scrape, bulk-download or republish our data as a competing dataset.
• · Do not submit anyone else’s personal data without their permission.
• · Do not attempt to break, overload or gain unauthorised access to the site.
• · Do not submit false information in a form or a listing application.

The text, design, photography and compiled data on this site belong to us or our licensors. The photography is our own work. You may read, print and share pages for your own use; you may not republish them commercially without permission.

Liability

To the fullest extent the law allows, we are not liable for loss arising from decisions you take based on this site — including loss of profit, loss of opportunity, tax or penalty exposure, or costs arising from a rule having changed. You are responsible for verifying anything that matters with a qualified professional before acting.

What we do not exclude, because we cannot and should not: liability for death or personal injury caused by our negligence, for fraud or fraudulent misrepresentation, and any liability that cannot lawfully be excluded or limited — including a consumer’s statutory rights under Cyprus and EU consumer law, which these terms do not affect.

Paid services

The site is free to read. Where a paid product is offered — the interactive planner and the assistant — its price, what it includes, its billing terms and your cancellation and refund rights will be set out at the point of purchase, and those terms apply in addition to these. Nothing needed to make the relocation decision sits behind that.

Changes

We may update these terms. The date at the top changes when we do, and continuing to use the site after that means you accept the change.

Governing law

These terms are governed by the law of the Republic of Cyprus, and the courts of Cyprus have jurisdiction. If you are a consumer resident in another EU country, this does not deprive you of the protection of the mandatory consumer law of the country you live in.
