North-western corner — wild Akamas peninsula, traditional villages, the quietest coastline. For those who want Cyprus before the boom.
Polis Chrysochous sits inside the Pafos district, so these are Pafos-wide figures. Census of Population 2021 — preliminary results, CyStat · published May 2022. Final results are published separately; these are the preliminary figures.
For sale: 30,902 properties — 11,933 apartments · 11,298 houses · 4,130 plots · 1,493 commercial · 2,048 other.
Long-term rental homes: 1,401 (605 flats · 796 houses), plus 381 non-residential lettings, not included in the rent bands below.
Active listings seen in the last 30 days, one per property even when several agents advertise it. Asking prices, not sale prices.
Asking prices run ~56% above realised transactions in Paphos— partly the asking-vs-realised gap (sellers list high, deals close lower), partly the listing pool skewing toward new-build and prime stock. Plan your budget against the realised number; use the asking number for what's on the market now.
Long-term asking rents by size. The band is where the middle half of the market sits — a single median would hide the fact that Paphos holds cheap and expensive stock at the same time, which is the part worth knowing before you choose a neighbourhood.
Polis & Akamas sits inside the Paphos district, and these are district-wide figures. It is one of the cheaper corners of it, so read them as the surrounding market rather than as Polis & Akamas itself — the area pages measure each village on its own.
How to read these
These are asking rents, taken from what landlords and agents advertise — mostly on Bazaraki, the classifieds site almost every Cyprus listing passes through, plus the portals alongside it. They are an opening position, not a market rate.
In Cyprus, rents and prices are genuinely negotiable — never take the first figure as final. A long lease, a quiet month, paying a few months up front, or simply a property that has been sitting all move the number. Expect to land under the advertised figure, and treat anything at the top of the band as a starting point rather than a verdict.
Active long-term listings, quality-checked and seen in the last 30 days, one per property — homes only, excluding commercial premises. Asking prices, not signed contracts. Medians use only listings that state a rent; below 5 we do not publish one, and below 12 we show the median alone: a quartile drawn from a handful of listings is not a range. How we calculate this
Cyprus before the boom. A small town, a working harbour at Latchi, and the Akamas peninsula next door — the last stretch of coast the developers never reached.
The things residents build a year around. Every one links to who says so.
A spring-fed pool under a fig tree where the myth says the goddess bathed. The reason most people first drive out here, and the trailhead for the Akamas coast path.

The property map puts every measured neighbourhood side by side on price per square metre, so you can see whether this one is a premium and roughly how much of one.
