Census of Population 2021 — preliminary results, CyStat · published May 2022. Final results are published separately; these are the preliminary figures.
For sale: 30,902 properties — 11,933 apartments · 11,298 houses · 4,130 plots · 1,493 commercial · 2,048 other.
Long-term rental homes: 1,401 (605 flats · 796 houses), plus 381 non-residential lettings, not included in the rent bands below.
Active listings seen in the last 30 days, one per property even when several agents advertise it. Asking prices, not sale prices.
Asking prices run ~56% above realised transactions in Paphos— partly the asking-vs-realised gap (sellers list high, deals close lower), partly the listing pool skewing toward new-build and prime stock. Plan your budget against the realised number; use the asking number for what's on the market now.
Long-term asking rents by size. The band is where the middle half of the market sits — a single median would hide the fact that Paphos holds cheap and expensive stock at the same time, which is the part worth knowing before you choose a neighbourhood.
How to read these
These are asking rents, taken from what landlords and agents advertise — mostly on Bazaraki, the classifieds site almost every Cyprus listing passes through, plus the portals alongside it. They are an opening position, not a market rate.
In Cyprus, rents and prices are genuinely negotiable — never take the first figure as final. A long lease, a quiet month, paying a few months up front, or simply a property that has been sitting all move the number. Expect to land under the advertised figure, and treat anything at the top of the band as a starting point rather than a verdict.
Active long-term listings, quality-checked and seen in the last 30 days, one per property — homes only, excluding commercial premises. Asking prices, not signed contracts. Medians use only listings that state a rent; below 5 we do not publish one, and below 12 we show the median alone: a quartile drawn from a handful of listings is not a range. How we calculate this
A UNESCO archaeological park inside the town, a harbour you can walk to from most of it, and wine villages in the hills behind. The most British of the districts and the one where the pace drops most noticeably.
The things residents build a year around. Every one links to who says so.
A UNESCO World Heritage site in the middle of the modern town — Roman villas with mosaic floors, an odeon and the Tombs of the Kings a short walk north. Most residents end up with an annual pass.
