Asking prices run ~62% above realised transactions in Limassol— partly the asking-vs-realised gap (sellers list high, deals close lower), partly the listing pool skewing toward new-build and prime stock. Plan your budget against the realised number; use the asking number for what's on the market now.

What it costs to rent in Limassol

Long-term asking rents by size. The band is where the middle half of the market sits — a single median would hide the fact that Limassol holds cheap and expensive stock at the same time, which is the part worth knowing before you choose a neighbourhood.

How to read these

These are asking rents, taken from what landlords and agents advertise — mostly on Bazaraki, the classifieds site almost every Cyprus listing passes through, plus the portals alongside it. They are an opening position, not a market rate.

In Cyprus, rents and prices are genuinely negotiable — never take the first figure as final. A long lease, a quiet month, paying a few months up front, or simply a property that has been sitting all move the number. Expect to land under the advertised figure, and treat anything at the top of the band as a starting point rather than a verdict.

Active long-term listings, quality-checked and seen in the last 30 days, one per property — homes only, excluding commercial premises. Asking prices, not signed contracts. Medians use only listings that state a rent; below 5 we do not publish one, and below 12 we show the median alone: a quartile drawn from a handful of listings is not a range. How we calculate this

The island's business capital and its loudest night out, with a mediaeval old town on one side of the marina and a wine region twenty minutes up the hill on the other. If you want a city rather than a coastline, this is the one.

Best for

  • · Finance / shipping professionals
  • · Families seeking international schools
  • · Russian/Ukrainian/Israeli expats

Watch out for

  • · Highest rents in Cyprus
  • · Traffic on coastal road
  • · Construction noise in new districts

Limassol Wine Festival

Ten days in the Municipal Gardens, run by the municipality with the big Limassol producers. It is the event the city organises itself around, and it predates the tourism industry by decades.

“The Wine Festival was organised for the first time in 1961 and since then it has become an established annual event of merrymaking and fun, in which the citizens of Limassol are not the only participants.”

FestivalFebruary or March — the ten days before Orthodox Lent, so it moves with Easter · 2027 dates not yet announced

Limassol Carnival

Eleven days ending in the Grand Parade along Makarios Avenue. Schools, neighbourhoods and offices all build floats — it is the closest thing the city has to a civic holiday.

A Greco-Roman city on the cliff west of the city, with a theatre still used for performances and mosaic floors under cover. Fifteen minutes from the motorway, and most residents take visitors there once.
