Census of Population 2021 — preliminary results, CyStat · published May 2022. Final results are published separately; these are the preliminary figures.
For sale: 5,825 properties — 1,963 apartments · 2,225 houses · 810 plots · 368 commercial · 459 other.
Long-term rental homes: 353 (170 flats · 183 houses), plus 24 non-residential lettings, not included in the rent bands below.
Active listings seen in the last 30 days, one per property even when several agents advertise it. Asking prices, not sale prices.
Asking prices run ~29% above realised transactions in Famagusta— partly the asking-vs-realised gap (sellers list high, deals close lower), partly the listing pool skewing toward new-build and prime stock. Plan your budget against the realised number; use the asking number for what's on the market now.
Long-term asking rents by size. The band is where the middle half of the market sits — a single median would hide the fact that Famagusta holds cheap and expensive stock at the same time, which is the part worth knowing before you choose a neighbourhood.
Famagusta (free area) sits inside the Famagusta district, and these are district-wide figures. It is one of the cheaper corners of it, so read them as the surrounding market rather than as Famagusta (free area) itself — the area pages measure each village on its own.
How to read these
These are asking rents, taken from what landlords and agents advertise — mostly on Bazaraki, the classifieds site almost every Cyprus listing passes through, plus the portals alongside it. They are an opening position, not a market rate.
In Cyprus, rents and prices are genuinely negotiable — never take the first figure as final. A long lease, a quiet month, paying a few months up front, or simply a property that has been sitting all move the number. Expect to land under the advertised figure, and treat anything at the top of the band as a starting point rather than a verdict.
Active long-term listings, quality-checked and seen in the last 30 days, one per property — homes only, excluding commercial premises. Asking prices, not signed contracts. Medians use only listings that state a rent; below 5 we do not publish one, and below 12 we show the median alone: a quartile drawn from a handful of listings is not a range. How we calculate this
Protaras and Ayia Napa, which means the best swimming water on the island and a summer that arrives all at once. A tourism rhythm rather than a city one — very quiet in February, very loud in August.
The things residents build a year around. Every one links to who says so.
Timed to World Tourism Day. Folk dancing, theatre and the old agricultural customs — the town's own festival rather than the club season.
“It is always the last week of September, in order to coincide with the World Tourism Day.”Annual Events 2026 — Deputy Ministry of Tourism
The headland between Ayia Napa and Protaras — sea caves, marked trails and the clearest water in the district. It is a national forest park, so it stays undeveloped.
